Home warranties cover repair and replacement costs for appliances and other systems associated with a new and pre-owned home. They can be purchased by either the home buyer or seller, and are often purchased during the escrow. 

You can add a Home Warranty to a home at any time even if you have had a home for years with out one. We don't  recommend any one particular warranty company over another.
